Operator-led private investment firm.
Ironstone is a private investment firm based in Dallas and Las Vegas. We acquire resilient, needs-based assets — below replacement cost and below comps — and create value through better operations. Our current strategy is direct sponsorship of commercial real estate.

The operating model
Acquire.
Disciplined sourcing of below-replacement-cost, below-comp assets from tired or motivated owners — where operating leverage is mispriced by under-management, not by market.
Operate.
One operating playbook installed across every asset we own: professional management, revenue optimization, expense discipline, and targeted capital — value creation through operations, not construction risk.
Exit better.
We exit at materially higher multiples than we entered. Value expansion is fundamental — operating discipline and yield-to-exit spread. Not financial engineering.
Our strategy
Buy right.
Below replacement cost and below comps from motivated owners. Underwrite to a spread between stabilized yield-on-cost and exit cap, with a hard downside floor.
Operate well.
Professional management, revenue optimization, expense discipline, and targeted capital. NOI grows through operations — not construction risk or speculative demand.
Finance conservatively.
Moderate leverage, rate protection, interest reserves. Debt structure appropriate to each asset. Downside protected before upside modeled.
The leadership
Peter Nguyen
Chairman & Chief Executive Officer
Peter Nguyen is Chairman and Chief Executive Officer of Ironstone — a private investment and operating platform.
Ironstone's current strategy is direct sponsorship of commercial real estate.
Over two decades across private equity, investment banking, technology, and operating leadership have produced a single discipline: the ability to price an asset correctly, install a system that improves it, and run that system to a number — in environments where the margin for error is small.
He trained in institutional private equity and global investment banking, then joined the strategic advisory and mergers-and-acquisitions group of one of the world's largest financial institutions. He went on to run operations and special projects inside a global technology platform, founded and exited an enterprise software company, and spent a decade advising Fortune 500, defense, aerospace, and federal clients on strategic and operating initiatives. He later served as Chief Executive Officer of a global technology and telecom enterprise, where he sponsored multiple platform spin-offs, and has served as a senior executive at an investment bank and a REIT. He has served as an executive advisor on sovereign energy-sector initiatives.
He has served as Chairman, Vice Chairman, and Director across multiple boards. His public-service and policy contributions have received recognition from two U.S. Presidents, members of the U.S. Congress, and senior leadership of the U.S. Armed Forces.
